Rental yield in Dubai: common questions

What is a good rental yield in Dubai?+

Across Dubai's established residential communities, gross yields computed from the registered record commonly run between about 4% and 8.5%. Affordable and mid-market communities tend to sit at the higher end, while prime waterfront areas typically yield less because the capital value is higher. A yield much above 10% usually signals a data quirk or an unusual property type rather than a repeatable return.

How do you calculate rental yield?+

Gross rental yield is the annual rent divided by the purchase price, multiplied by 100. A property bought for 1,000,000 dirhams renting for 70,000 dirhams a year has a 7% gross yield. Net yield subtracts service charges, management fees, maintenance and any vacancy, which in Dubai commonly takes one to two percentage points off the gross figure.

Are these yields gross or net?+

Gross. They are computed from registered Ejari rent contracts against registered sale prices for the same area, before service charges, management fees, maintenance and vacancy. We show gross rather than a flattering net estimate because service charges vary a lot by building, and guessing them would make the number less honest, not more useful.

Which areas in Dubai have the highest rental yield?+

On registered data, the higher gross yields cluster in affordable and mid-market communities such as International City, Dubai Investment Park, Jumeirah Village Circle, Dubai Sports City and Dubai Production City, commonly in the 5% to 8% range. Prime communities like Palm Jumeirah, Dubai Marina and Downtown typically return less on a gross basis because prices per square foot are far higher. Does a higher yield mean a better investment?+

Not automatically. Higher-yield communities often show slower capital appreciation, higher tenant turnover and sometimes higher service charges as a share of rent. Prime areas trade yield for liquidity and price growth. The right balance depends on whether you want cash flow or appreciation, which is worth talking through with an agent who works that community.

Where does this data come from?+

The Dubai Land Department's registered record: actual registered sale transactions and registered Ejari rent contracts over the last 24 months. These are completed, registered figures, not asking prices or advertised projections. Areas without enough registered records on both sides are left out rather than estimated.
