Why the registered record beats the asking price

Portals show what sellers and landlords hope to get. Those numbers can sit well above what a property actually transacts for. Dubai Diligence works from the other side of the deal: the Dubai Land Department's registered sales and Ejari rent contracts, the prices that were really paid. Common questions

How do I know if a Dubai property is overpriced?

Compare the asking price to what comparable homes have actually been registered for with the Dubai Land Department, not to other asking prices. This tool does exactly that: it pulls the registered sales (or registered Ejari rents) for a similar home in the same building or community and tells you whether the listing is below, in line with, above, or well above that real market.

What data does the Deal Analyzer use?

Only the official record: Dubai Land Department registered sale transactions and registered Ejari rent contracts. These are prices that were actually paid and contracts that were actually signed, not advertised or asking figures, which are often higher than what a property really transacts for.

Does it work for rentals as well as purchases?

Yes. Switch to Renting, enter the asking annual rent, the area, and the size, and it compares the figure to registered Ejari rent contracts for similar-sized homes in that community over the last two years.

Is it really free?

Can it value my exact apartment to the dirham?

No, and it does not pretend to. It is a comparable-based read of the registered record. It cannot see the exact view, floor, upgrades, or condition, which move a price. Treat it as the honest starting line for a decision or a negotiation, not a formal valuation.
