How to verify a Dubai title deed
The Land Department will confirm a deed for you online in about a minute. It is the right first check and it is not the whole check, because a genuine deed in somebody else’s name and a genuine deed at a silly price are both still genuine deeds.
The official check, and what it asks for
The Land Department’s title deed verification service asks for three things: the title deed number, the year of the deed, and the property type, which is land, a unit or a villa. There is a second route that validates against the owner’s name as well. The Department states that its certificate is digitally validated by blockchain, which is what makes a screenshot somebody sends you worth nothing next to a check you run yourself.
Run it yourself, on their site, from a link you typed. That sentence is doing more work than it looks like it is: a forged PDF and a real one look identical on a phone screen, and the only difference a buyer can see is which of them survives being typed into the Department’s own form.
What it proves, and what it does not
A verified deed tells you the document is genuine and the details match the record, including the name of the owner. What it cannot tell you is whether the person arranging the sale is that owner, or has any authority from them, so the name on the verified deed and the name on the contract are two things to compare rather than one thing to tick. It also says nothing at all about price.
The other two checks, while you are at it
The person. An agent in Dubai holds their own broker registration number, and the advertisement itself needs a Trakheesi permit which the Land Department will validate. The price. This is the one nobody runs, and it is the one that costs real money even when everybody involved is honest. A deed can be perfect and the number still two hundred thousand dirhams above what that building actually trades at. Every completed sale in Dubai is registered, so the answer exists and is public.
