The standard agent commission is 2% of the sale price plus 5% VAT on the commission, paid only on a successful sale, and negotiable. On a 2 million dirham sale that is 42,000 dirhams including VAT, usually the single largest cost of selling. The estimate above shows yours in real dirhams.

How much does it cost to sell an apartment or villa in Dubai?+
The largest cost is the agent commission (2% + VAT). On top of that a seller pays a developer No Objection Certificate (NOC) fee, and, if the property is mortgaged, a mortgage discharge fee plus an early settlement fee capped at 1% of the outstanding balance (maximum 10,000 dirhams). The 4% Dubai Land Department transfer fee is customarily paid by the buyer.

The most reliable answer is what comparable units have actually registered at with the Dubai Land Department, not asking prices. Can I sell my property in Dubai without an agent?+
Yes. An owner can sell their own property in Dubai without appointing a real estate agent, and doing so saves the commission. You take on the work an agent would do: pricing it correctly, marketing and finding a buyer, negotiating, drafting the Sale and Purchase Agreement, arranging the developer NOC, and completing the transfer at a DLD trustee office. Getting the paperwork and pricing right is where most owners want support.
Do I pay capital gains tax when I sell property in Dubai?+
No. The UAE levies no personal income or capital gains tax on a property you hold in your own name, so a gain on your Dubai property is not taxed here. If you are tax-resident elsewhere, your home country may still tax the gain, so take advice there. This is general information, not tax advice.
What documents do I need to sell my property in Dubai?+
The core documents are your passport (and Emirates ID if you hold one), the original DLD title deed, and an electronic No Objection Certificate from the developer. If someone signs on your behalf you also need a power of attorney, and if the property is mortgaged you need a recent liability letter from your bank plus the required manager's cheques.
How long does it take to sell a property in Dubai?+
Once you have a buyer, the transfer itself usually takes about two to four weeks, driven mainly by how quickly the developer NOC and the DLD transfer are arranged. How long it takes to find that buyer depends on pricing and demand, which is why starting from real registered sale prices matters.
How do I sell a property in Dubai that still has a mortgage?+
You request a liability letter from your bank (usually valid for about 15 days) showing the outstanding balance. The mortgage is settled at transfer, commonly funded by the buyer's bank, and the loan is then discharged with the DLD. Budget for a discharge fee and an early settlement fee, which is capped at 1% of the outstanding balance or 10,000 dirhams, whichever is lower.
Can I sell my off-plan property in Dubai before handover?+
Yes, reselling an off-plan property before completion is legal and common. Most developers allow it once you have paid a minimum share of the price (often around 30 to 40%, though it varies by developer) and your contract is registered on Oqood. The developer must approve the transfer and issue an NOC, and your payments must be up to date.
Can a non-resident sell property in Dubai?+
Yes. Non-residents can sell freehold property in Dubai on the same terms as residents. If you cannot attend the transfer in person, you can appoint someone through a power of attorney to sign on your behalf, and the proceeds are paid to you at transfer.
What is a developer NOC and how much does it cost?+
A No Objection Certificate is the developer's confirmation that you have no outstanding dues on the property, and it is required before the DLD will transfer it. It typically costs between 500 and 5,000 dirhams and is issued within 24 hours to about seven working days.
