How we score, and why you can trust it
Dubai Diligence exists to check developers and projects, not to place them. This page explains exactly how the Dubai Diligence Score is calculated and how we stay independent from the developers we cover.
We don't sell property or get paid for placement
Dubai Diligence doesn't sell real estate, doesn't take commission on transactions, and no developer can pay to raise a score or improve placement. Reviews are submitted by real buyers and moderated only for authenticity, never for sentiment.
Verified, Reported, Estimated, or Unavailable
Every figure on Dubai Diligence falls into one of four states. We never blur these together, and we never fabricate a number to make a report look more complete than it is.
- Verified
- Sourced directly from an official record, such as Dubai Land Department transaction data or a moderated buyer review.
- Reported
- Published by the developer or a third party but not independently confirmed against a primary source yet.
- Estimated
- Calculated by Dubai Diligence from other verified inputs, with the methodology disclosed alongside the figure.
- Unavailable
- No reliable source exists yet. We show this plainly rather than guessing.
The Dubai Diligence Score
A 0-100 aggregate across seven categories, weighted as shown below. A category with no real data yet is excluded from the average entirely, never scored as zero or guessed — so a report with only one category populated still shows an honest, real number, not a padded one.

From verified buyer reviews: handover time, build quality, customer service, amenities, and return on investment. The only category with real, populated data from day one.

How a project's price compares to recent comparable transactions in the same area, once Dubai Land Department transaction data is wired in.

Construction and escrow status against the promised handover timeline, once that data is sourced.

Real achievable rent versus advertised yield claims, net of service charges, once rental comps are sourced.

These weights are an initial, transparent starting point, not the output of a statistical backtest, which is exactly why they live in one place instead of being buried in code: this table is the same configuration every score on the site is computed from, so it can never drift from what you see here.
Coverage rule
A headline 0-100 score only appears when the categories with real data carry at least 40% of the total methodology weight. Below that, the report shows the individual category bands but says "Not yet scored" — a single thin category is never presented as a complete verdict.
How category inputs are computed today
Two categories currently compute from verified Dubai Land Department data; the exact formulas below are rendered from the same code that runs them:
- Liquidity = min(100, DLD-registered sales in the trailing 12 months ÷ 10). 1,000+ registered sales in a year scores 100; no verified sales data means the category is excluded, not zero.
- Pricing = 100 − min(100, |premium-or-discount vs the area's same-window median| × 3⅓). In line with the area median scores 100; a ±30% divergence (either direction — divergence is what warrants scrutiny) scores 0. Requires both medians verified.
- Rental Economics = min(100, gross yield % × 12.5). An 8% registered gross yield scores 100; 4% scores 50. Gross yield itself is the ratio of DLD-registered rent and sale medians per sqft over matching windows — no advertised yields involved.
Developer Track Record computes from verified buyer reviews. The remaining categories are excluded from every score until their data is sourced — never estimated.
Corrections & disputes
Accuracy is the product. If you believe any figure, score, or statement on Dubai Diligence is incorrect — whether you're an investor, a developer, or a representative of one — email corrections@dubaidiligence.com with the page link and the issue. We review every report against the underlying sources and correct verified errors promptly. Data on this site refreshes automatically from official registries, so most discrepancies resolve within days of the underlying record changing.
