What this page does not show
Payment plans. The Dubai Land Department does not publish them, so we do not have them and will not guess. For a plan, ask the developer or an agent, then check what the project has actually sold for here.
Anything we had to guess. Every developer named here comes from the Dubai Land Department’s project register, looked up by the project’s own registration number. We do not read a developer off a project’s name: Verdana is Reportage, Kyomi is Anax, and a name that sounds like a developer often is not one. Where the register does not name a developer, this page says nothing rather than something plausible.

- What does off-plan mean in Dubai?
- An off-plan property is bought from the developer before it is finished, usually paid in instalments across the construction period. A ready or secondary property is already built and you can move in or rent it out immediately.
- What are the latest off-plan launches in Dubai?
- 19 Dubai projects registered their first off-plan sale in the last 30 days, across 13 communities. This page lists them newest first, with the price buyers actually paid, taken from Dubai Land Department records rather than developer announcements. You can switch between the last 7, 30 and 90 days.
- Is off-plan cheaper than ready property in Dubai?
- Not on the registered figures. Comparing similar homes in the same community, off-plan has been selling at a higher price per square foot than ready stock. Some of that is product rather than premium: off-plan homes are newer and smaller, and the price is paid in instalments rather than in full.
- Do you show payment plans?
- No. The Dubai Land Department's published records do not include payment plans, so we do not have them and will not invent them. What we do have is what each project has actually sold for.
- Who is the developer of these new Dubai projects?
- Each project here is named with its developer as recorded by the Dubai Land Department, looked up by the project's own registration number rather than read off the project's name. That matters because most Dubai project names are marketing names: Verdana is built by Reportage, Kyomi by Anax, Coventry Centro by G F S Real Estate. The register also records which bank holds the escrow account for each project.
