Security deposit

A security deposit is the sum a tenant leaves with a landlord against damage, returned at the end of the tenancy less any legitimate deductions.

In Dubai it is commonly a percentage of annual rent, with a higher figure usual for furnished property.

Fair wear and tear is not damage. Recording the condition of the property in writing and in photographs at check-in is what makes that argument winnable at check-out.
