Gross rental yield

Gross rental yield is the annual rent a property earns divided by its purchase price, expressed as a percentage, before any costs are deducted.

A home bought for AED 1,000,000 and let for AED 70,000 a year has a gross yield of 7%. It is the quickest way to compare two very different properties, which is why it is quoted everywhere.

It is also the most flattering number in property, because it ignores everything that comes out of the rent: service charges, management, maintenance, void periods between tenants, and any mortgage. Net yield, which subtracts those, is always lower and is the figure that decides whether an investment works.

The honest use of a gross yield is as a shortlist tool. It tells you where to look, not what you will keep.
