Capital appreciation
Capital appreciation is the increase in a property's value over time, separate from the rental income it produces.
Total return is appreciation plus net rent. The two often pull in different directions: the communities with the highest yields are frequently not the ones that have appreciated most, and the reverse is also true.
Appreciation claims should be checked against registered resale prices for comparable units rather than against a developer's projection.
