That number is not a secret and it is not an estimate: every real sale in Dubai is registered with the Dubai Land Department. Here is how to read those registered prices by area and building, and the fastest way to get the real figure in seconds.

Asking price vs registered price: not the same number

A listing shows an asking price, which is where a seller starts. A registered price is what a buyer and seller actually agreed, recorded with the Dubai Land Department when the property transferred. The gap between the two is often several percent, and in a specific building it can be much more. Any price decision built on asking prices alone is built on marketing. The registered record is the ground truth.

What the registered record tells you

For any area or building, the Dubai Land Department record can show you:

  • Recent registered sale prices, not advertised prices.
  • Price per square foot, which lets you compare unlike units fairly.
  • Off-plan vs ready sales, which can be quite different markets in the same area.
  • How active a building or community is, meaning how many recent sales there are to benchmark against.

One sale is an anecdote. A cluster of recent, comparable registered sales is a real benchmark, and that is what tells you whether an asking price is fair, high, or a genuine opportunity.

How to read prices by area

Start broad, then narrow. An area-level median price per square foot tells you the neighbourhood's range. Then filter to your property type and size (a studio and a three-bedroom in the same tower are different markets) and to a recent period with enough sales to be meaningful. Compare the specific unit you care about against that filtered cluster. If the asking price sits well above it, you have a negotiation. If it sits below, you may have found value worth moving on.
