How to Check Dubai Land Department (DLD) Transactions and Property Prices

The official ways to look up registered Dubai Land Department sale prices, rents, ownership and project status, plus the fastest way to simply ask.

Every property decision in Dubai gets easier once you can see the official record. The Dubai Land Department registers the real transactions, what a home actually sold for, what a unit is really rented at, who owns it, and how far an off-plan project has progressed. Learning to read that record is the single best habit a buyer, seller or agent can build. Here is how to check it, from the official tools to the fastest shortcut.

What the Dubai Land Department record actually holds

The registered record answers questions a brochure never will:

  • Registered sale prices. The price a property genuinely transacted at, not the asking price on a portal.
  • Registered rents. Real Ejari tenancy contracts, so you see what a unit truly earns.
  • Ownership and status. Who holds the title, whether there is a mortgage, and whether there is a dispute on a specific unit.
  • Project status. For off-plan, how construction is progressing and whether the escrow account is properly registered.

Asking prices and advertised rents are marketing. The registered record is what happened.

The official ways to check

The Dubai REST app. The Dubai Land Department's own app lets you look up a property status inquiry for a specific unit, manage Ejari tenancy contracts, check the rental index for a building, request a valuation, and verify a broker or developer licence. It is the authoritative first stop for anything tied to a single, already-registered property.

A property status inquiry. Use this when you are buying a ready home or taking over a resale. It confirms the owner, any mortgage, and any dispute on that exact unit before you commit.

A project status check. For off-plan, this looks at the development itself: construction progress, escrow registration, and the expected handover. If you are buying off-plan, this is the figure to trust over a sales-office promise.

Daily transaction reporting. The Dubai Land Department publishes registered sales and mortgages, which is how the market tracks prices and activity area by area.

How to read a transaction once you find it

A registered transaction is only useful if you read it correctly. Three things matter most:

  1. Price per square foot, not just the headline price, so you can compare unlike units fairly.
  2. Off-plan versus ready, because off-plan and ready prices in the same area can be very different markets.
  3. How recent and how many. One sale is an anecdote. A cluster of recent, comparable sales is a real benchmark.

Compare the unit you are looking at against several recent, comparable registered sales in the same building or community. If the asking price sits well above that cluster, you have a negotiation. If it sits below, you may have found genuine value.

The honest part: registered is not the same as asking

This is where most guides mislead people. A yield quoted from an asking price and an advertised rent is a marketing figure. A yield built from a registered sale price and a registered Ejari rent is the return an owner actually banks. Always anchor to the registered record, and where a figure is not in the record, treat it as unknown rather than filling the gap with a guess.
