Ask ten agents whether you should buy off-plan or ready in Dubai and you will get ten versions of the same answer: it depends on your goals. That is true, and it is also where almost every guide stops. The official transaction record goes further. It will not tell you what to buy, but it does show, in hard numbers, what buyers across the entire market are already choosing. And the answer has shifted decisively.

Is most Dubai property now sold off-plan?

Yes, and by a wide margin. Off-plan, buying a home before it is completed, made up 68.6% of registered home sales in Dubai in 2026 to date, a record. It has climbed every single year since 2021, when the figure was 39%. In other words, buying the unbuilt is no longer the contrarian move. It is what most of the market now does.

That matters for how you read this whole question. The "safe, obvious" choice used to be ready property. Today the majority of buyers are choosing the opposite, and they are doing it while the wider region has faced real uncertainty. What you actually get with off-plan

Off-plan is a bet on tomorrow, bought at today's price. The genuine advantages:

  • A lower entry price and staged payments. You typically pay in instalments across the construction period rather than all at once, which is why off-plan is the easier door for many buyers to walk through.
  • Appreciation potential. If the area matures and prices rise between launch and handover, you captured that gain at the earlier price.
  • Alignment with where the city is heading. New supply is concentrated in the growth corridors of the Dubai 2040 plan, so off-plan is often how you buy into a district on the way up.

The honest costs: you wait two to four years for handover, you earn no rent in the meantime, and you carry delivery risk. The project has to actually be built, on time and to spec. That last point is the one buyers underweight, and the one the data can protect you on.

What you actually get with ready

Ready property is certainty you can see and touch:

  • Income from day one. A finished unit can be rented immediately, so your return starts now rather than after a handover.
  • What you see is what you get. A real building in an established community, with real amenities and neighbours, not a render.
  • Immediate occupancy. You can move in, or qualify for residency on a completed asset, without waiting on a construction timeline.

The trade-off is usually a higher entry price than the equivalent off-plan unit, and more of the money needed up front.

So which is the better buy in 2026?

It comes down to what you want from the money, not to a universal winner. If you need income now, ready is the stronger fit. If you can wait a few years and you are comfortable with delivery risk, off-plan is where the market has clearly tilted, and the data suggests a great many buyers are backing Dubai's long-term trajectory.
