Void period
A void period is time when a rental property sits empty and earns nothing while its costs continue.
Service charges, chiller capacity charges and any mortgage do not pause between tenants. A single month empty removes roughly eight percent of a year's rent.
It is one of the main reasons a net yield comes in below the gross figure quoted at purchase, and it belongs in any honest projection.
