Valuation
A valuation is a lender-commissioned assessment of what a property is worth, which decides how much can be borrowed against it.
If a valuation comes in below the agreed price, the lender lends against the lower figure and the buyer covers the difference in cash. It is one of the most common reasons a sale falls apart late.
The best protection against a surprise is to check the price against comparable registered sales before agreeing it, which is public information.
