Chiller charges
Also called: district cooling, chiller free
Chiller charges are the cost of air conditioning supplied by a district cooling provider, billed separately from electricity and often from the service charge.
They typically combine a fixed capacity charge, payable whether or not the home is occupied, with a consumption charge. The fixed element is what surprises people who leave a property empty.
"Chiller free" in a listing usually means the landlord or developer covers the charge, which can be worth several thousand dirhams a year and belongs in any yield calculation.
