Methodology

  • Source. The Dubai Land Department's registered transaction record. These are completed, registered transactions, not listings or asking prices.
  • Coverage. 1,766,182 registered transactions and 4,193,101 registered Ejari rent contracts, spanning 2,945 individual buildings with registered sales.
  • Medians, not averages. Prices are reported as medians because a small number of very large transactions pull a mean upward and misrepresent the typical buyer.
  • Rolling windows. “Last 12 months” is a rolling window to the update date shown, not a calendar year. The current calendar year is labelled year to date.
  • What we do not publish. Where the registered record does not support a figure, we leave it out rather than estimate it.
