  "A Stressful and Misleading Experience for a Family Trying to Buy a Home One of the most frustrating and unprofessional property buying experiences we have ever gone through. For over 15 days, Danube kept us engaged in a transaction that, in hindsight, appears to have never had a clear and consistent approval process. Throughout the discussions, we were shown discount approvals, informed that management had approved up to 6% discount from the original asking price of AED 3.475M, and were repeatedly encouraged to proceed with financing, documentation and cheque preparation. Based on these representations, we: Obtained mortgage pre-approval. Arranged substantial funds for the down payment. Spent weeks coordinating with banks and agents. Agreed to revised terms every time Danube changed its requirements. Finally submitted an encashable 5% cheque for AED 3.25M. At every stage, the goalposts kept moving. One day this was presented as a secondary market transaction. Another day it was a direct sale from Danube. We were told approvals were in place, only to later be told the actual owner had different conditions. We were told discounts were approved, only for those approvals to suddenly become irrelevant after we had already arranged funds and committed our time and effort. The most shocking part was that after all approvals, discussions, negotiations, cheque submissions and assurances, we were informed that the owner's position had changed and the deal would not proceed. The cheque was returned and the entire process collapsed. This is not about a seller rejecting an offer. Every seller has that right. This is about a complete lack of accountability, consistency and respect for a buyer's time. A home purchase is one of the biggest financial decisions a family makes. Buyers arrange financing, move funds, coordinate with banks, make life plans and often pause other opportunities based on the information they are given. To keep changing terms, approvals and transaction structures for over two weeks and then walk away demonstrates a level of disorganization and poor customer experience that is completely inconsistent with the image Danube projects in its marketing. As a middle-class family genuinely trying to buy a home, we feel our time, effort and trust were wasted. We also missed opportunities on other properties while waiting for Danube to honor the approvals and commitments that were repeatedly communicated to us. Based on this experience, I would strongly advise future buyers to obtain every approval in writing, verify who the actual decision maker is from day one, and proceed with extreme caution before investing significant time, money and emotional energy into a transaction with Danube. NEVER TRUST THEM.
