What the Dubai Land Department actually publishes, and what it does not

The Land Department publishes registered transactions as open data: price, size, date, area, property type, and whether the sale was off-plan or ready. Rent contracts are published on a similar basis. This is what makes an honest price comparison possible.

What it does not publish is identity. There is no buyer or seller name in the open record, and no unit-level owner list. Anyone offering you a list of owners to call is not getting it from the open data.

That boundary matters commercially as well as legally. Analysis at building and area level is fair game and genuinely useful: how many units traded, at what prices, how that has moved. Anything that claims to identify an individual owner from this data is either wrong or came from somewhere else.

In practice the useful move is to work at building level. Which towers are transacting, at what price per square foot, and how that compares to the area around them. That tells you where to focus without needing anything the record does not contain.
