Trakheesi permits, explained properly
Trakheesi is the Dubai Land Department's advertising approval. Every property advertisement in Dubai needs one before it is published, and the permit carries a number that ties that advert to a real, verified listing.
The part agents most often get wrong is the scope. It is not only the portals. The requirement covers any channel advertising a Dubai property, including social posts and international platforms, and the Land Department's jurisdiction follows the property rather than the website. There is no informal channel that is exempt.
What you need to obtain one depends on the deal. A resale normally needs Form A, the marketing agreement between the seller and the brokerage. A lease needs the owner authorisation or leasing agreement. Off-plan generally needs a no-objection certificate from the developer.
Advertising without a valid permit is a RERA violation, with reported fines starting at AED 50,000. That is the number worth remembering, because it is considerably more than any single commission it might protect.

- Do I need a Trakheesi permit for a social media post?
- Yes. The requirement is about advertising a Dubai property, not about which platform you use. A listing posted to Instagram or a WhatsApp status is an advertisement in the same way a portal listing is.
- Is one permit enough for all my listings?
- No. A permit is issued per listing, which is why a permit number belongs to a property rather than to an agent.
- What happens if I advertise without one?
- It is a RERA violation. Reported fines start at AED 50,000, and the exposure sits with the advertiser.
- Who is responsible, the agent or the platform?
- The party advertising the property. If you publish it, the permit is yours to hold. Tools that generate artwork do not become the advertiser by generating it.
