What is in it

  • Every Dubai community, with the district the Land Department files it under.
  • Registered sales, last 12 months: how many actually transacted.
  • Median price per square foot, in AED, homes only.
  • Off-plan share of those sales, as a percentage.
  • A link to the full page for that community.

The fields

FieldMeaning
slugOur identifier for the community, and the last part of its page URL.
nameThe name people use, not the Land Department's district code.
districtThe district the Land Department files the community under.
registeredSales12mRegistered home sales in the last 12 months.
registeredSalesAllTimeRegistered home sales across the whole register.
medianPricePerSqftAedMedian price per square foot over those 12 months, in AED. Null when too few sales to be meaningful.
offPlanPercent12mPercentage of those sales that were off-plan, for example 63.9 for 63.9%.
basis"homes" for almost every community. "land" means this community registers plots rather than finished homes, so its figures cover all registered sales in it.
urlThe full page for that community on our site.

The top level also carries dataThrough, the last day the register covers, and computedAt, when we last recalculated. Both are recomputed nightly, and the figures here are the same ones the community pages show. If you ever find them disagreeing, that is a bug, and we want to hear about it.

These are completed, registered transactions, not advertised asking prices. Medians cover homes only: land, whole buildings, offices, shops and hotel inventory are excluded, because they are a different market from an apartment or a villa. The totals in our statistics cover every property type and say so.
