What Is Ejari? Dubai Tenancy Registration Explained (2026)
Ejari is Dubai's mandatory tenancy registration, and you need it for DEWA, visas and legal protection. Here is what it is, how to register in 2026, why it matters, and how those registered rents power the real rental data.

If you rent in Dubai, as a tenant or a landlord, you will meet Ejari. It is the system that makes a tenancy official, and without it you cannot turn on your electricity or sponsor your family's visas. Here is what Ejari is, how registration works in 2026, and why those registered contracts quietly power the real rental data behind every good property decision.
What Ejari is
Ejari (Arabic for "my rent") is Dubai's mandatory tenancy-registration system, run by the Real Estate Regulatory Agency (RERA) under the Dubai Land Department since 2010. Every residential and commercial tenancy in Dubai is required by law to be registered on it. Registering produces an Ejari certificate, the official record that a tenancy exists on agreed terms.
How to register in 2026
For most people the route is now fully online through Dubai REST (with UAE Pass):
- Have a unified tenancy contract signed by both parties, plus the supporting IDs. The unified format is what Ejari accepts.
- Enter the tenancy details, rent, lease term, unit information, tenant identity, upload the documents, and pay the Ejari fee electronically.
- The landlord or authorised property manager approves the contract, and the Ejari certificate is issued as a PDF, often the same day or within one to two working days.
Why it is required
An Ejari certificate is not just paperwork. You need it to:
- Activate DEWA (water and electricity) and other utilities.
- Apply for or renew residence visas, including sponsoring family members.
- Have a legally recognised tenancy, which is what you rely on if a dispute goes to the Rental Dispute Settlement Centre.
No Ejari, no utilities and no visa, so it is one of the first things to sort after signing a lease.
The bit most people miss: Ejari is real rent data
Every registered Ejari contract records what a unit is actually rented at. That matters far beyond your own tenancy. Aggregated, those registered rents are the truth behind the market: they feed the RERA rental index that caps how much your landlord can increase the rent, and they are how you work out a genuine rental yield, registered rent over registered price, rather than an advertised guess.
That is exactly the data Chat DLD puts in your pocket: message it on WhatsApp and get registered Dubai Land Department sale prices and Ejari rents for any building or community in seconds, so whether you are renting, buying, or investing, you are working from the real record. Ask your first question at Chat DLD, or explore any area across Dubai Diligence.
This is general information, not legal advice. Ejari rules and fees are set by the Dubai Land Department and can change, so confirm the current process for your tenancy before you act.
