It is the question every buyer asks, and almost every answer you will find online comes from someone with a property to sell. So instead of an opinion, here is what the official Dubai Land Department record actually shows, and how to read it for your own decision.

What does the official data actually show?

Dubai's market has broken its own record every single year. The total value of registered home sales climbed from AED 148 billion in 2021 to AED 681 billion in 2025, across more than 214,000 registered sales in that year alone. That is not a one-off spike. It is five straight years of deepening, broadening activity.

Just as telling is how people are buying: a record 69% of home sales in 2026 to date are off-plan, bought before completion. When most of a city's buyers are willing to commit years ahead of handover, that is not caution, it is confidence in where Dubai is going. Are prices and rents still moving?

Yes, and in a way that matters for both sides of the ledger. Prices have risen alongside the record volumes, and rents have moved up with them, which is what keeps rental returns healthy. Across Dubai's most active communities, gross yields still run from around 4% in the prime waterfront districts to roughly 6 to 7% in the higher-yield communities, as we broke down in Dubai rental yields by area. For an income-focused buyer, that combination of demand and yield is the backdrop you look for.

So, is it a good time to buy?

Here is the honest answer: the data cannot tell you whether it is right for you, but it can tell you the market is active, liquid, and backed by genuine confidence, and it is doing this in step with the Dubai 2040 plan, which channels the city's growth for the next two decades. What the record rules out is the idea that this is a thin or fragile market. It plainly is not.
